The below list provides the questions we get asked most often, accompanied by a short answer. Please remember however, nothing beats discussing your questions in person. It may be useful for you write any further questions down or highlight anything you don’t understand – then contact your local Platinum Homes showhome to make an appointment with one of our New Home Consultants who can provide more answers in more detail.

QUESTIONS ABOUT PROCESS AND HOW TO START
Q:
I want to build a new Platinum Home – where do I start?
A:
Platinum Homes make it easy for you to own the new home you really want. The best place to start is to get in touch with your local Platinum Homes showhome to make an appointment with a New Home Consultant. From there, your Platinum Homes New Home Consultant will guide you through what you need to know. Easy as that!
Q:
I am unfamiliar with the ‘build process’ – what do I need to know?
A:
The short answer is – nothing really. Platinum Homes are experts in home building – we are here to guide you through the process. Contact your local Platinum Homes showhome to make an appointment with a New Home Consultant. They will talk you through the process and what you need to know to get started.
Q:
I already own an empty section / land – what do I need to do first?
A:
Contact your local Platinum Homes showhome to make an appointment to meet with a New Home Consultant to discuss your section and your new home. If possible, bring the LIM Report for your section to this meeting. Otherwise, we look forward to meeting you.
Q:
What do I need to consider before my initial meeting with my Platinum Homes Consultant?
A:
The short answer is – nothing. Your Platinum Homes New Home Consultant is trained to ask the right questions and gather the information that they need to get things rolling. You might find it helpful to spend some time looking through the Platinum Homes website. The website has a WISHLIST feature which lets you save your favourite PLANS and STYLE SWATCHES so you can discuss these further with your New Home Consultant.
QUESTIONS ABOUT COSTS, BUDGETS AND FINANCE
Q:
How much does it cost to build a new Platinum Home?
A:
Each and every Platinum Home is unique and every home owner has different requirements and tastes. The cost of building therefore varies from home-to-home. The reason for the variance in price range is because two homes that are the same design, but built in two different locations for two different customers, will inevitably have different owner choices (finishes, enhancements). Availability and cost of materials also varies from region to region which will impact the cost of building.

House & Land packages are pre-costed, so the advertised price will be the final cost – pending any enhancements or changes to the finishes that the client may wish to make.

Q:
Are Platinum Homes ‘expensive’?
A:

Can Platinum Homes assist me with Finance or Lending?
A:

Platinum Homes do not offer a finance or lending service – but we have a great rapport with NewBuild who are specialists in financing the building of new homes. At your request, your Platinum Homes New Home Consultant can arrange an appointment for you with a representative from NewBuild. Just ask!

Q:
Can I build a new Platinum Home with less than 20% deposit?
A:

New homes are NOT subject to the same Reserve Bank lending restrictions as existing real estate. This means that it may be possible for you to build a new home with less than 20% deposit. However, every lending situation is different. Our advice is to ask your mortgage provider – or – we have a great rapport with NewBuild, who are specialists in financing the building of new homes. Your Platinum Homes New Home Consultant can arrange an appointment with a representative from NewBuild, who will answer your questions about deposits and repayment amounts.

Q:
Can I use my / our KiwiSaver as our deposit to build a new Platinum Homes?
A:

Some people who are looking to build a new home may qualify to use some, or all, of their KiwiSaver to put towards the deposit. Our advice is to ask your mortgage provider – or – we have a great rapport with NewBuild who are specialists in financing the building of new homes. Your Platinum Homes New Home Consultant can arrange an appointment for you with a representative from NewBuild who will answer your questions about using KiwiSaver to put towards a new home.

Q:
How big is my financial risk when building a new home?
A:

All our homes are covered throughout the build process by a comprehensive third party construction policy ensuring your home is guaranteed to be finished. Simple as that. Furthermore, since 2003 Platinum Homes have handed over more than 2200 homes across New Zealand with a combined value exceeding $800,000,000 (…that is eight hundred million dollars) – to Kiwis like you!

QUESTIONS ABOUT PLATINUM HOMES PRODUCTS & TIMEFRAMES
Q:
How long does it take to build a new Platinum Home?
A:
There is no single, all-encompassing answer to this question as each and every Platinum Home is unique and there are many factors that impact on timeframes. Your New Home Consultant will be able to give you a clearer indication of timeframes once you have been through the design process and the home has been fully specified.
Q:
What is – or is not – included when building a Platinum Home?
A:

Your Platinum Homes New Home Consultant will provide a comprehensive list of INCLUSIONS when they present to you a BUILDING CONTRACT. INCLUSIONS vary based on which Plan Series you are building. Generally, the following things are NOT included: window treatments, earthworks, landscaping, carpeting – but if you are not sure if something is included, just ask!

Q:
I’m not that good at choosing colours or styles - can Platinum Homes help?
A:
Yes. At Platinum Homes we realise that not everyone has a clear idea of what they like. As part of our service, you will also receive a complimentary consultation with one of our specialist Colour Consultants. We’ll help you get the home you love – inside and out!
Q:
I own an existing home - can Platinum Homes help me demolish and rebuild on my section?
A:
In this situation, we recommend that you make an appointment with your local New Home Consultant. They can discuss this in more detail with you. Platinum Homes do not provide a demolition and clearance service - but it’s likely we will know someone who can do this for you. We can then undertake the design component of your new Platinum Home whilst your section is being cleared. Ask your local New Home Consultant for more information.
Q:
I own an elevated / hillside section - can Platinum Homes build a home for me?
A:
Yes. Platinum Homes have built many homes on elevated sections. Contact your local Platinum Homes showhome and make an appointment to meet with a New Home Consultant to discuss how we can help.
Q:
I do not own a section / land – can Platinum Homes help me?
A:
Yes. Platinum Homes frequently assist clients in finding sections. We enjoy preferred status with a number of property developers around New Zealand and often get options on land a lot earlier than the general public. Just ask!
Q:
Can I be directly involved in construction of my Platinum Home? For example can I excavate my own foundations?
A:

Usually, the answer will be no. Some customers believe they can save money by doing part of the construction work themselves – such as digging foundations. Or perhaps they just want to be closely involved. However, all construction work undertaken in a Platinum Home from the foundation up – MUST meet the Building Code and is subject to strict Health & Safety Laws. Doing your own work and failing to meet Building Code Compliance can be a significant and expensive mistake. Doing your own work and causing an accident could lead to serious injury and potential prosecution. So, please discuss this with your New Home Consultant.

Q:
I already have a set of plans – can Platinum Homes build this for me?
A:

Most likely, yes. Platinum Homes do partner up with a select group of architects to build special projects and bespoke homes. Contact your local Platinum Homes showhome and make an appointment to meet with a New Home Consultant to discuss how we may be able to help.

Q:
I really like a Platinum Homes Build Ready plan - but would like to change some things around - can Platinum Homes do this for me?
A:
Yes – absolutely. Discuss what you are thinking with your New Home Consultant, they will be able to provide feedback and guidance on any requested changes to Build Ready plans.
Q:
I am a landlord / property investor – does Platinum Homes have suitable products?
A:
Yes. Platinum Homes have a number of products suitable for landlords and investors, such as the Alpha Series Build Ready plans. In addition to this, we often undertake special development projects in high-density areas which may make ideal rentals or investment properties. Just ask us!
Q:
What is the difference between the Platinum Series, Alpha Series, Beach Series and Elevator Series designs in your Build Ready plans?
A:
The key difference is design features, specifications and inclusions. Platinum and Beach Series products are all single level homes and feature premium specifications and inclusions. Beach Series homes have additional design considerations specifically for coastal areas such as a pitch roof (although these also make excellent urban homes as well). Alpha Series products are single level homes featuring more modest specifications / inclusions - and are designed to have minimal changes. Elevator Series homes are two storey designs with the same specifications and inclusion as a Platinum or Beach Series home.
Q:
Does Platinum Homes build low cost housing products?
A:
Sometimes. Platinum Homes are often involved in special development projects which might include low cost homes. Just ask!
Q:
Who will actually build my Platinum Home?
A:
In each region, Platinum Homes employ a team of permanent, professional team members. This core team usually includes the Local Licensee (the region owner), the New Home Consultants, the local Construction Works Manager, Colour Consultant and administrative staff. This local team is supported by a national management team lead by the CEO and supported by the Business Development Manager, National Operations Manager, Financial Controller, plus a specialist supplies team and administrative support staff.

In addition to this, Platinum Homes has long-established relationships with a host of building material brands and specialist design and service suppliers. This list includes some of the biggest names in residential building.

The trades team that will construct your Platinum Home will consist of specialist contractors in flooring, building, roofing, plumbing, electrical work, decorating – and the list goes on. We work closely with our tradespeople to foster long-term relationships, ensuring consistent quality work throughout. Our qualified tradespeople are specifically selected for the high level of their worksmanship.

How long has Platinum Homes been in business?
A:

Is Platinum Homes a New Zealand owned company?
A:
Yes. Platinum Homes is a 100% New Zealand owned company.
Q:
Are Platinum Homes members of the Master Builders (MB) or New Zealand Certified Builders Association (NZCB)?
A:
Both the Master Builders and the New Zealand Certified Builders Association are trade level organisations to which tradespeople may join by way of subscription and skills assessment. The individual tradesperson is the member, not the company they work for. So Platinum Homes is not a member of either organisation, but many of the individual builders who work for Platinum Homes will be members of one or both.
COMMONLY USED TERMINOLOGY IN THE BUILDING INDUSTRY
Q:
What is a BUILDING CONTRACT (BC)?
A:
A BUILDING CONTRACT (BC) is a formal and legally binding agreement between the client (YOU) and us (THE BUILDER) that; A). we will build for you the home to the standard of inclusion and within the scope of service at the agreed price - and B). that you will remunerate us in accordance with the structure of payments – as stated within the BUILDING CONTRACT. Q:
What is a PROVISIONAL SUM (PC)?
A:
A PROVISIONAL SUM (PC SUM) is a $ amount that is estimated, due to unknown factors. An example would be EARTHWORKS where the quality of land under the home might – unexpectedly – affect the cost of the foundations. For more information about PROVISIONAL SUMS just ask us – we’re here to help!
Q:
What is the BUILDING CODE?
A:
The BUILDING CODE is contained in regulations under the Building Act 2004. The Act governs the building sector and also sets out the rules for the construction, alteration, demolition and maintenance of new and existing buildings in New Zealand. All building work in New Zealand must comply with the BUILDING CODE. This ensures buildings are safe, healthy and durable for everyone who may use them. All Platinum Homes are built to meet or exceed the requirements of the BUILDING CODE.

What are EARTHWORKS?
A:

EARTHWORKS is a term used to cover any work that is required to be undertaken in preparing a section for the building of a new home. This may, or may not include: excavation, retaining walls, levelling of land, infilling and land stability work. The amount of required EARTHWORKS varies from home to home.
